MahaRERA Grants Automatic Four-Month Extension to Project Deadlines

The Maharashtra Real Estate Regulatory Authority issued Order No. 66/2026 on 7 August 2026, granting an automatic four-month extension to the registration and completion timelines of eligible real estate projects across the state. The extension is issued under the Force Majeure provisions of Section 6 of the Real Estate (Regulation and Development) Act, 2016.

Why it matters for redevelopment societies

Many cooperative housing societies undergoing redevelopment have their projects registered with MahaRERA in the developer's name, with a promised completion date under which members are due to get their reconstructed flats. This order pushes that RERA completion date back by four months for qualifying projects, without the developer having to apply for the relief separately.

Who qualifies

  • Projects where the original completion date, a revised completion date, or an already-extended completion date falls on or after 28 February 2026 are automatically covered.
  • Projects newly registered with MahaRERA on or after 1 August 2026 are excluded from this extension.
  • Promoters do not need to file a separate application — MahaRERA is applying the extension automatically to eligible project records on its portal.

What this means for managing committees

  • A four-month extension is not a licence for open-ended delay — societies should still ask their developer or PMC for the project's updated RERA completion date shown on the MahaRERA website.
  • The extension does not by itself excuse a developer from paying rent or displacement compensation due under the redevelopment agreement or MoU for the additional period.
  • Societies awaiting possession or a Deemed Conveyance where redevelopment status is a factor should keep a written record of the revised timeline for any future dispute before the Co-operative Court or RERA.

The order follows the Government of India's recognition of the prevailing West Asia situation as a Force Majeure event and an advisory from the Ministry of Housing and Urban Affairs asking state regulators to apply a uniform extension. Committees can verify a specific project's revised timeline on the MahaRERA website (maharera.mahaonline.gov.in) using the project's registration number.
