Walk into any housing society committee meeting in Thane or Mumbai and you will likely find a committee member apologising for something the society manager did not do — or did not know how to do. The instinct is often to replace the manager, or find someone "better." But the more useful question is: what does your society actually need, and are you paying for the right thing?
What a Full-Time Manager Actually Does
A full-time society manager — often called a society secretary or managing secretary — is primarily trained for operational tasks. These are genuinely useful, but they are not the full picture of what a housing society needs.
- Collecting maintenance cheques and issuing receipts
- Co-ordinating with security and housekeeping staff
- Logging complaints and forwarding them to plumbers, electricians, etc.
- Printing and distributing notices for meetings
- Keeping the visitor register and other routine records
These tasks matter — but for a society under 80 flats, they do not justify a ₹20,000/month fixed cost plus PF and other employment obligations. And critically, none of them represent the high-risk compliance and legal work that actually exposes your committee to liability.
